Dutch law (art. 7:417 lid 4 BW) forbids charging a tenant on a landlord’s listing. Vond is built on the right side of it: the landlord pays, and only once the room is actually let.

What we check

Four things, before a room reaches you.

  • Every listing built with the owner

    Nothing goes live until the landlord presses Publish. We speak to whoever is letting the room and build the listing with them before it appears.

  • No verification badge, deliberately

    We do not verify identity and we do not check a register. We would rather say that than imply a check we do not run.

  • The landlord’s contact details on every listing

    You can reach them without going through us. That is deliberate: a platform that stands between you and the landlord is the thing the fee ban exists to stop.

  • Zero tolerance for fake listings

    One ghost listing and the account is gone. Where you often cannot tell from the page whether a room is real, this is the only policy that means anything.

I spent months hunting for a place in Amsterdam. A monthly subscription gave me the right to send messages. Half of them went into silence. Some of the listings, I am still fairly sure, never existed. To a Greek expat with no Dutch network, the market was a lottery behind a paywall. When I finally signed a lease, the sensible thing was to move on. I built what I had wanted instead. We are opening in Utrecht first: a rental market is local, and one city done properly is worth more than ten done vaguely.

Know your rights

A landlord’s agent can’t charge you a fee

Under Dutch law (art. 7:417 BW) an agent acting for the landlord may not charge you, the tenant, a mediation (bemiddelings) fee, and since 1 July 2023 the gemeente can enforce it. If you already paid one, you can often reclaim it. On Vond you talk to landlords directly, so there’s no agency in the middle and no fee to begin with.

  1. Open now. We are talking to Utrecht landlords one at a time and writing each listing with them. Slow on purpose: a hundred listings we have stood behind beats a thousand we have not.

  2. Match on how you actually live, not on who replied first. The matching rules on this page are the real ones. The six people are not, yet.

  3. Rooms, from the people letting them, with their own contact details on every one. No rooms are listed yet, and we would rather say that plainly than let a screenshot imply otherwise.

  4. Only once Utrecht works. A rental market is local: the law, the neighbourhoods, the way landlords behave. We would rather be right about one city than vague about ten.

Before you ask

You describe how you live: your hours, noise, tidiness, smoking, and where you want to be. We show you people whose answers line up with yours. It is labels rather than a score, and it is never a shortcut to a home.

Finding a home is free, and messaging a landlord is never behind a paywall. Landlords pay us when a listing works out. That is the whole business model.

We speak to whoever is letting the place and write the listing with them. We do not check a register and we do not hand out a badge, because we would rather show fewer listings we have actually stood behind.
