Which side are you on?
Cost, the law and where we open
Nothing. Not to browse, not to message, not to move in. Landlords pay us a fixed fee once, and only when someone actually moves in. That is the entire business.
There is no catch, there is a law. In the Netherlands a platform that acts for the landlord is not allowed to charge the tenant as well. So we picked the side that pays: landlords. It also happens to be the better product, because nobody is filtered out by what they can afford.
No. There is no pay-to-message, no premium tier, no unlock. If you see a room, you can write to whoever holds the keys.
Right now, a waitlist. Vond opens in Utrecht on a date we have not set yet, and every listing will be written with the landlord letting the place. Join the list and you are in when it opens.
Utrecht only, to start. One city done properly beats five done badly. Where we go next depends on where the demand comes from.
Roommates
Not yet. It opens with the rest of Vond, in Utrecht, on a date we have not set yet, and it is free: nothing is charged to a tenant at launch. What follows is what it does, so you know what you are joining.
You describe how you live: your hours, noise at home, tidiness, smoking, pets, and where in the city you want to be. Each person you see carries labels for which of your answers line up with theirs and which do not, and a label is left off entirely when one of you has not answered that question. There is no percentage and no score. Nobody can buy a place near the front either: the order is simply who changed their profile most recently. Looking through people is free and there is no limit on it.
Looking is unlimited. Saying yes or no to someone draws on a daily allowance that runs on a rolling 24 hours, and the deck tells you how many you have left and when it starts over. Only a decision that actually goes through uses one up: saying yes to the same person twice counts once, and undoing a decision does not hand it back.
A profile can carry up to 4, and not one of them is required, including one with your face in it. Each photo has a state you can see: while it is pending, only you can see it; an approved one is what other people see on your card; a rejected one stays hidden, and you can take it down and put another up. A rejected photo also says what the check found, in the same words the email about it used. From there you can ask a person to look at it and write what you would like them to know: a person reads it, the automated check is not run again, and the photo stays hidden while they do.
A match is two people who both said yes. Saying yes on its own tells the other person nothing: there is no "someone likes you" screen and no count of it anywhere. When you both say it, a conversation opens and either of you can write first. If one of you ends the match the conversation closes and neither of you can send anything more, and what was already said is kept rather than deleted.
When Roommates opens, they will be two separate things and you will be able to do either without the other. A report will go to us, and the person will not be told that you sent it. A block will take effect at once: you disappear from each other, any conversation between you closes, and they are not told that either. Unblocking later will not reopen that conversation.
Once Roommates opens, yes, about two things: a new match, and a new message. If your browser is set up for notifications you will get one there, put together on your device from a code, so the words of a message never sit in a notification list. If a notification cannot reach you we will send an email instead: one per thing that happened, never a digest, and one switch turns those emails off.
Today we hold only your waitlist signup: write to privacy@vond.house to see or delete it. When Roommates opens you will be able to download everything Vond holds about you as a single file: your profile, your photos, who you said yes to, and what you sent. What other people said about you stays with them, so it will not be in the file. Closing your account will remove your profile, your photos and your matches, and it cannot be undone. Two things will stay, and you should hear that from us: what you wrote in a conversation, kept as removed text, and any report you sent, kept without your name on it.
We do not verify anyone: we do not check identity, we do not check a register, and there is no verification badge on Vond. Nothing is charged to you, and there is no subscription and nothing to buy that moves you up a list. And there are no rooms in Roommates at all. A profile describes a person, so it carries no rent, no address and no date something comes free, and those are not hidden in the app: they are not in the data.
Rooms
Because we made it with the person letting the place. Every listing on Vond is built together with the owner, and we never scrape or republish from other sites. If it is on Vond, we have spoken to them.
We speak to every one of them before their listing exists. To be precise about what that is not: we do not verify identity, we do not check any register, and there is no verification badge on Vond. Never pay a deposit before you have seen a place and have a contract, on Vond or anywhere else.
They are two separate searches. A room means a place with a landlord attached. A roommate means matching with people whose way of living lines up with yours, before you go looking together or you join their place. Both are free.
Not to use Vond. Whether a specific landlord asks for them is between you and that landlord, the same as it would be offline. We do not set those requirements and we do not collect those documents.
Trust, safety and your data
Your profile and the short introduction you write. They see that before they decide whether to reply, which is why replies on Vond are actual conversations rather than a queue of anonymous clicks.
You sign with the landlord. Rent, deposit and the contract stay between the two of you. We never touch your rent and we never take a percentage of it.
We keep what you gave us plus the link that brought you here, so we know which channels work. The full list is on our privacy page. Every marketing email has an unsubscribe link, and if you write to privacy@vond.house we delete your data, within the month the AVG allows us.
