Terms of service

Introduction and acceptance
These Terms of Service ("Terms") govern your use of the Vond platform ("Service"). The Service will be operated by the Dutch general partnership (vennootschap onder firma) that is currently being registered to trade as "Vond". That entity does not exist yet, so we are not able to publish its legal name, KvK number or registered address here. This section will be completed with all three as soon as registration is finished, and before the service launches. By creating an account, joining the waitlist, or otherwise using the Service you agree to these Terms in full. If you do not agree, do not use the Service.
We may update these Terms from time to time. Continued use of the Service after an update is effective constitutes acceptance of the revised Terms.
Account creation and eligibility
To use Vond you must:
- Be at least 18 years of age
- Provide accurate and complete information when registering
- If creating listings, be the owner or authorised manager of the property being advertised
Having no KvK number is no bar to using Vond. Most private landlords do not have one, and hospitas letting a room in their own home never do.
User obligations
You agree to:
- Provide accurate information in your profile and listings
- Not create fraudulent, misleading, or duplicate listings
- Treat other users with respect and in good faith
- Comply with all applicable Dutch and EU law, including anti-discrimination rules
- Not use the platform for any purpose other than its intended rental marketplace use
Listings: what is allowed
Each listing must:
- Represent a real property you own or are authorised to rent out
- Include accurate details about location, price, size, and availability
- Use photos of the actual property (not stock images or other properties)
Listings must not:
- Discriminate on the basis of race, nationality, gender, religion, disability, or any other characteristic protected under Dutch equal treatment law, including the General Equal Treatment Act (Algemene wet gelijke behandeling, AWGB)
- Contain false pricing or hidden mandatory fees not disclosed in the listing
- Advertise properties that are not legally available for rental
How we order what you see
Two places on Vond put things in an order: the roommate deck and the list of rooms. Below is what decides that order. We are required to tell you the main parameters and how much weight each one carries, so this is written to be checkable rather than reassuring.
The roommate deck
One thing decides the order: how recently someone last updated their profile, most recent first. Nothing else moves anyone up or down. Two profiles updated at the same moment are separated by a fixed internal identifier, so the order stays the same when you page through it.
The filters you set, area and the lifestyle answers, decide who appears at all. They do not change the order of whoever is left.
A card can carry a short label such as "area fit" or "lifestyle fit". Those labels compare your answers with the other person's and are there to be read. They carry no weight in the order, and there is no score behind them.
People are left out of your deck for reasons that have nothing to do with ranking: you, anyone you or they have blocked, anyone you have passed, anyone you have already liked, anyone who has turned off being discoverable, and any suspended account.
Rooms and homes
The default order is newest first, by the date a listing was published. You can switch it to price low to high or price high to low, and that choice is yours and applies only to your own screen.
Your filters, city, price, number of rooms, furnished, pets and available from, decide which listings appear. They do not change the order of the ones that do.
Nobody pays for a position
No payment influences where a listing or a person appears, on either surface. There is no paid ranking and no paid boost, and none is planned for launch.
If we ever introduce something that a landlord can pay for that changes a position, we will describe it here, and what it does, before it does anything. The same goes for any change to the parameters above.
Ordering people by payment is a separate question and a harder one, and we have not answered it. Until we do, no tenant and no roommate can pay or earn a better position in anyone's results.
Acceptable use
You may not use the Service to:
- Send unsolicited commercial messages (spam) to other users
- Scrape, crawl, or extract data from the platform by automated means
- Interfere with or disrupt the Service or its infrastructure
- Attempt to access accounts or data that do not belong to you
- Circumvent any access controls, security measures, or rate limits we have in place
Intellectual property
The Vond brand, logo, and platform design are owned by Vond and may not be used without prior written permission.
You retain ownership of content you upload (listing descriptions, photos). By uploading content you grant Vond a non-exclusive, royalty-free licence to display that content on the platform for the purpose of operating the Service.
Fees, payment and your right of withdrawal
The Service is currently a free beta: nothing is charged and no payment details are required. Tenants never pay Vond anything. The only fee on Vond is a success fee that a landlord pays per placement, described below. It applies from the day we start charging it, and we will give you notice before that happens.
The success fee
Every fee in these Terms is stated including 21% Dutch VAT (btw), with the amount excluding btw in brackets. A landlord pays the standard fee of €299 incl. 21% btw (€247.11 excl. btw) per placement. The first 20 placements in Utrecht are charged at the founding rate of €99 incl. 21% btw (€81.82 excl. btw); after those, the standard fee applies again, automatically and without extensions. Placements count toward those 20 in the order of their invoice date, and on the same date in the order of their invoice number: the invoice that brings the count to 20 is the last one at the founding rate, and every placement invoiced after it is charged the standard fee.
A placement is the move-in of a tenant who first made contact with you through Vond, in a message thread on Vond, where the move-in falls within 90 days of that first contact. The date of the first message in the thread is the date of first contact. The fee is charged once per placement and does not depend on how long the tenancy lasts.
We invoice the fee after the tenant has moved in. Your own statement that the tenant has moved in is enough for that, and we ask the tenant to confirm the move-in only if you dispute the invoice. There is no subscription, no listing fee and no monthly fee, and nothing is billed in advance. If nobody moves in, you pay nothing. The invoice states the fee including btw, the amount excluding btw, and the btw itself.
You tell us within 14 days of the move-in that a tenant who first made contact with you through Vond has moved in, by email to hello@vond.house. That statement is what we invoice on.
You pay the invoice by bank transfer within 14 days of its date. If you have not paid by then, we send you one reminder, free of charge, which gives you 14 more days from the day after you receive it. Only after that do we charge collection costs, as far as Dutch law allows, and statutory interest.
If you think an invoice is wrong, tell us in writing. If you do so within 14 days of its date, you do not have to pay it while we look into it; a later dispute is handled the same way, but the invoice stays due in the meantime. If you dispute that the tenant moved in, we ask the tenant once to confirm it, and give them 14 days to answer. If they confirm, the invoice stands and you pay it within 14 days of our message saying so. If they do not confirm, or do not answer, we cancel the invoice with a credit note. If you dispute the rate, we answer in writing.
If we correct an invoice, for example because a name or a date was wrong, we cancel it with a credit note and send a new one at the same rate, and the placement keeps its rank among the first 20 placements. If an invoice is cancelled because nobody moved in, it no longer counts toward the first 20 placements, and the next invoice we issue takes its rank. An invoice already issued is never charged at a different rate afterwards.
Right of withdrawal (consumers)
If you are a consumer (acting outside your trade or profession), EU and Dutch law (Article 6:230o of the Dutch Civil Code) give you a 14-day right of withdrawal on distance contracts, starting the day the contract is concluded. To withdraw, send a clear statement to hello@vond.house within 14 days.
A listing is published only at your express request to start the service. When you publish a listing for the first time, you tick a box that reads: "I ask Vond to start the service now. I understand that once a placement is completed the right of withdrawal no longer applies." The box starts unticked, the listing is not published without it, and we record on the listing that you ticked it and when. By ticking it, you acknowledge that under Article 6:230p of the Dutch Civil Code you lose your right of withdrawal once a placement is completed, because the service is then fully performed. The fee is charged per placement and invoiced after the move-in, so nothing is owed during the withdrawal period unless a placement takes place in it. If you withdraw before a placement is completed, you owe nothing.
Business users
Landlords and others who use the Service for purposes related to their trade or profession are not consumers; the statutory 14-day right of withdrawal does not apply to them.
Price changes
The move from the founding rate to the standard fee after the first 20 placements is part of the fee described above, not a price change. We announce any other change to the fee by email at least 30 days before it takes effect. A change applies to placements that come from an interest a tenant expresses in your listing from the day the change takes effect. A placement that comes from an interest expressed before that day keeps the fee that applied on the day the interest was expressed, for a move-in within the 90 days described above; a later move-in is not a placement. Whether that placement is charged at the founding rate or the standard fee is still decided by its invoice date, as described above. If you do not accept a change, you can close your account before it takes effect; if you keep using the Service after it takes effect, you accept the new fee.
Termination
You may close your account at any time by contacting us at hello@vond.house. We may suspend or terminate your account without notice if you violate these Terms.
Upon termination, your listings will be unpublished and your data will be handled in accordance with our Privacy Policy.
Disclaimers
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not guarantee that the Service will be uninterrupted, error-free, or that any particular listing will result in a successful rental.
Vond is a platform that facilitates connections. We are not a party to any rental agreement and we make no representations about the conduct, identity, or reliability of any landlord or tenant.
Limitation of liability
If you use the Service for your trade or profession, Vond’s total liability to you for any claim arising out of or in connection with the Service is limited to the fees you paid to Vond in the 12 months before the claim, or €100 if you have paid none, whichever is greater. If you are a consumer, this limit does not apply, and Vond is liable to you as Dutch law provides.
If you use the Service for your trade or profession, we are not liable to you for indirect, incidental, special or consequential damage, including loss of profit, loss of data or loss of goodwill. If you are a consumer, this exclusion does not apply.
Governing law and jurisdiction
These Terms are governed by the laws of the Netherlands. Any dispute arising from or in connection with the Service is submitted to the competent court in the Netherlands. This does not affect the mandatory consumer protection rules of the country where you live.
Changes to these Terms
We will give you reasonable notice before material changes to these Terms take effect, typically by email. If you continue to use the Service after changes are effective, you accept the new Terms. If you do not agree, you should close your account before the changes take effect.
Language
These Terms are published in English and in Dutch. Both versions are authentic. For users in the Netherlands, the Dutch version prevails if the two conflict.
